As the seasons change, a few simple maintenance tasks can help protect your home, prevent small issues from becoming bigger ones, and get your property ready for the wetter, colder months ahead.
For homeowners in Sammamish, Bellevue, Kirkland, Redmond, Issaquah, Woodinville, Seattle, and throughout the Eastside, fall is the perfect time for a seasonal home checkup.
Here are five fall home maintenance tasks worth adding to your checklist this season.
1. Clean Your Gutters & Check Your Drainage
This might not be the most exciting fall project, but it is an important one here in the Pacific Northwest.
As leaves begin to fall, gutters and downspouts can quickly become clogged. Before the rainy season gets into full swing, make sure your gutters are clear and that water is flowing properly through your downspouts and away from your home's foundation.
While you're at it, take a walk around your property and look for areas where water tends to collect.
Kristi's tip: If your property has a lot of mature trees, keep an eye on your gutters throughout the fall rather than assuming one cleaning will be enough.
2. Give Your Roof & Exterior a Quick Check
Fall is a good time to look over your home's exterior before winter weather arrives.
You don't need to climb onto the roof yourself. Instead, walk around your property and look for anything that appears damaged or out of place.
Pay attention to:
Missing or damaged shingles
Moss or debris
Damaged flashing
Cracked exterior caulking
Loose or damaged siding
Areas where moisture may be getting in
If something catches your eye, it's better to address it now than discover a bigger problem after a heavy rain or windstorm.
3. Get Your Heating System Ready
Nothing makes a fall evening feel cozier than a warm home.
Before temperatures really drop, make sure your heating system is ready to go.
Consider:
Replacing your HVAC filter
Testing your heating system
Making sure vents aren't blocked
Scheduling routine maintenance if needed
Checking your fireplace if you use one
It's much nicer to discover a problem while the weather is still manageable than on the first freezing night of the season.
4. Prepare Your Yard & Outdoor Spaces
Your outdoor spaces may get less use as the weather cools, but fall is a great time to give them some attention.
Clear leaves and debris from walkways, stairs, patios, and drainage areas. Take a look at your deck, fencing, railings, and outdoor furniture for anything that needs repair or protection before winter.
And don't forget your trees.
If you have large trees around your home, look for dead or damaged branches that could become problematic during fall and winter storms. For larger or potentially hazardous trees, consider having them evaluated by a qualified professional.
Then, once the practical work is done, make your outdoor space cozy.
A few blankets, warm lighting, and a comfortable place to enjoy your morning coffee can make those crisp fall days even better.
5. Give Your Home a Cozy Fall Reset
Now for my favorite one.
Fall is a wonderful excuse to make your home feel warm, inviting, and ready for the season.
You don't need to completely redecorate. A few simple touches can make a big difference:
🍂 Add seasonal greenery or foliage
🎃 Bring in a few pumpkins
🕯️ Add warm lighting
☕ Create a cozy coffee corner
🧺 Refresh blankets and pillows
🌿 Bring a little of the season indoors
And if you're thinking about selling your home in the next year, this is also a good opportunity to start looking at your property with fresh eyes.
Walk through each room and make note of the little things you've stopped noticing—paint touch-ups, small repairs, clutter, landscaping, or areas that could use some attention.
Taking care of a few things at a time is much easier than tackling everything right before you list.

The colorful trees.
The crisp mornings.
The sound of rain.
The first fire of the season.
A cozy dinner with family.
A warm cup of coffee while watching the leaves change outside your window.
